The ownership of a personal residence or farm may be transferred to Lancaster General while the donor retains the right to continue to live on the premises for his or her lifetime. 

Because the donor has irrevocably transferred the future ownership of the residence or farm to Lancaster General, the donor receives a current charitable income tax deduction for the gift.
